Jody told me she thought the house would sell for a price $20K higher than any other firm I had talked to. My first thought was that she was inflating the estimate in order to get the listing. I thought listing it at such a high price would lead to it languishing on the market through several price reductions. But Jody convinced me she had a marketing plan to get my house visible to the right type of buyers, so I signed up with her, though I asked her to list it $10K less than her estimate.
Within 24 hours after listing, we had a low ball offer already. Within 48 hours we had a reasonable offer, and by the end of the first weekend 4 reasonable offers. We asked the parties to submit their best and final bid. All 4 parties submitted a bid higher than the original listing price, and a couple higher than Jody's original estimate. We selected the second highest offer since it was only $500 lower, all cash & no inspections.
Jody did a great job to create this bidding situation. I had a signed offer, and a back-up offer within one week of signing with Jody's team! Great job!
